Owner FAQ

The walkthrough questions, answered by the owner.

Building & Age

  • It is unknown. The previous owner did not know the age when the building was purchased in August of 2022. Roofing photos and inspection analysis from 2022 can be provided upon request. There have been a couple leaks after severe heavy rains, as you will see on some of the ceiling tiles in the main office. There are replacement ceiling tiles in the mezzanine.

  • There are four total HVAC units, one powering 3901 office, one powering front 3905 office, and one powering each side of the warehouse in the back. I do not know the ages for each of them, but do know that 3 out of the 4 are newer (2022 or newer, as I had to replace another one in 2024.)

  • - 2,500 square ft of office area, 4000 sq ft of climate controlled area in the back not including mezzanine space. There is an ADA lift, a lower level office, lower level ADA restroom, lower level storage room with mop drain (could be outfitted for washer/dryer or other water needs).

    • Electric runs between $300 and $700 a month, depending on whether the thermostats are held to a reasonable temperature schedule.
    • Water averages $75 a month.
    • A stormwater fee of $90 is billed every quarter.
    • Gas with Piedmont only spikes in the winter, roughly $300 to $400 in those months. Contact Piedmont for confirmation here.

Loading & Warehouse

  • Trucks enter through the automatic rear gate and back up to the drive-in dock doors. Two automatic overhead dock doors open straight into the warehouse, so deliveries roll in at floor level, but lift gate is always required on deliveries. The two garage doors closest to the exterior of the building on each side are manual open.

  • Yes, which is rare for flex space. The back of house is climate controlled and served by three-phase power, a $27,000 expense to add in 2022.

  • A new perimeter fence with security tarp, an automated sliding gate with remote openers, and fob access at the front door.

Use & Flexibility

  • Yes. 3901 and 3905 are two addresses under one roof and are metered separately, so it can easily be re-split into a two tenant asset.

  • The central hub currently seats four. The front of house plan can add one to three private offices with modest cosmetic changes. The Hub could also be divided into more offices instead of the current open concept space we used it as. It was our gathering area.

  • Zoning is CS w/ OV-UZO. A four to six story build is a realistic path on this corner, and AutoZone toured the site and considered going vertical.

  • The lot is 0.38 acres, with road frontage on Charlotte Avenue and 39th Avenue. Charlotte Avenue road frontage measures 100 feet, and 39th Avenue street frontage measures 150 feet.

  • Room for 12 to 13 vehicles, depending on how the back lot is used.

  • Yes. The 39th Avenue side wall already carries a painted HOMELIFT sign, so a future owner could brand that wall for their own business or lease the face of the building for billboard income. Sign sizing and permits are handled through Metro, so confirm the specifics before installing.

Neighborhood

  • Quiet on the side street and alleyway, while Charlotte Avenue sees about 26,115 cars per day and has its share of casual walker-bys. Great visibility. L&L Marketplace is right next door, Hayden Mansion is 0.3 mi east and oneC1ty is 0.9 mi east.

  • A grocery-anchored residential project is planned diagonally across the street, which should bring more daily foot traffic to the corridor.
